Vermosa: A Day in Cavite’s Connected New Address

IMUS, Cavite — On any given morning, the rhythm of Vermosa unfolds in layers. Joggers loop around the Vermosa Sports Hub’s athletics oval as office workers stream toward business parks, while students in uniforms make their way past landscaped boulevards toward De La Salle Santiago Zobel. By midday, the corridors of Ayala Malls Vermosa fill with shoppers and diners, and by evening, families gather in open green spaces scattered across the estate’s many residential enclaves.

This is everyday life inside Vermosa, the 752-hectare integrated development by Ayala Land that has positioned itself as one of the most connected estates south of Metro Manila, straddling the cities of Imus and Dasmariñas along Daang Hari Road.

A Master-Planned Approach to Daily Living

Vermosa is transforming into a modern suburban community that promotes healthy and active lifestyles across Cavite province. The estate’s design philosophy centers on bringing together the essential pillars of daily life—home, work, school, recreation, and retail—into a single, walkable and drivable environment.

From modern retail shops to community centers and sports hubs, Vermosa is designed to be future-ready, catering to a wide range of residents: families, professionals, athletes, and visitors alike.

The numbers behind this ambition are substantial. At full build-out, Ayala Land projects the estate will host 30,000 residents, support around 500,000 workers, and attract as many as one million daily visitors.

Residential life in Vermosa has been steadily taking shape. Developments such as The Courtyards, Ardia, Avida Verra Settings, and Amaia Series Vermosa are already ready for turnover, while newer projects including Crescent Grove by Ayala Land Premier, Alveo’s Caleia, and Avida Sentria Storeys are following close behind.

These residential clusters are designed with more than just housing in mind. The Parklane Settings Vermosa, for instance, offers homeowners an adult and kiddie swimming pool, a basketball court, a clubhouse, and green spaces meant to foster a vibrant community, while also placing residents close to Ayala Malls Vermosa, De La Salle Santiago Zobel, transport hubs, and other recreational facilities.

Retail and Recreation at the Center

The opening of Ayala Malls Vermosa marked a turning point for everyday convenience within the estate. Spanning roughly 41,000 square meters, the mall brings together a mix of retail outlets, dining options, and entertainment venues, including familiar names like Mesa, Krispy Kreme, and Auntie Anne’s. For those inclined toward fitness, a Calisthenics Center and a Dog Park give residents outdoor spaces to stay active.

Sports and wellness remain a defining thread throughout the estate, anchored by the Ayala Vermosa Sports Hub. A visit to the estate reveals a neighborhood bustling with restaurants, active spaces, sports facilities, shops, recreational options, and a school—with the Athlete’s House, a two-story, 30-room hotel, offering guests access to a lounge, gym, pool, and the track oval.

Getting Around—and Getting There

Mobility is a cornerstone of how Vermosa functions day to day. The estate has direct access to major roads including Daang Hari and the Cavite-Laguna Expressway (CALAX), connecting it seamlessly to Metro Manila and nearby provinces.

A significant addition came with the newly opened Transport Terminal, which enhances mobility further by providing buses, jeepneys, and last-mile connections through tricycles and local routes. For commuters coming from Metro Manila, buses or UV Express vans bound for Cavite depart from terminals in Pasay, Makati, or Alabang, with travel times averaging 1.5 to 2 hours, before transferring to jeepneys or tricycles serving the estate. Ride-hailing options such as GrabCar, GrabBike, and Angkas are also available in nearby hubs for last-mile travel.

By private vehicle, Vermosa is only 45 minutes to an hour from Metro Manila, a proximity that continues to draw both homebuyers and businesses.

Building for the Long Term

The pace of development shows no sign of slowing. The Vermosa Transport Terminal itself opened in early 2025, part of a broader push toward connectivity that will soon link the estate to CALAX.

Taken together, the estate’s growing residential base, expanding retail and sports infrastructure, and strengthening transport links point to a singular goal: an environment where the different aspects of everyday life—living, working, learning, shopping, and staying active—exist within reach of one another, woven into the daily routines of the people who call Vermosa home.
