Cavite Emerges as New Real Estate Hub as Villar City Reshapes Metro South

Real estate investment in Cavite and Metro Manila’s southern corridor is undergoing a fundamental shift as buyers increasingly prioritize lifestyle and long-term livability over traditional metrics like office proximity and resale potential, with the emerging Villar City development spanning both regions emblematic of the trend.

The master-planned megacity, stretching across 11 cities and municipalities in Metro Manila and Cavite, represents a departure from conventional urban development through its network of distinct but connected districts housing residential, commercial, educational and cultural facilities.

“This deliberate planning allows daily life to flow with ease, reducing the stress of long commutes while opening space for leisure, wellness and community engagement,” according to a recent Tribune report on the development.

The project introduces what developers call a “city within cities” concept, with districts including Emporia for business and commerce, U Town anchored by a state university campus, Evia for retail and lifestyle offerings, and NOMO featuring green spaces.

Developer Brittany has positioned several projects within Villar City, including Portofino, a 300-hectare development with Italian-inspired design, and Forresta, a low-density community emphasizing nature-centered living.

One Crescent Tower in Emporia’s Crescent Grove offers high-rise residential units supporting what the developer describes as a “15-minute city lifestyle.”

The shift reflects changing buyer preferences as Metro Manila’s urban centers face increasing density pressures. Villar City’s approach prioritizes walkable layouts and integrated amenities over the traditional model of separating residential and commercial zones.

Real estate analysts say such developments signal broader changes in how Philippine homebuyers evaluate property investments, with factors like community design and quality of life gaining weight alongside conventional financial considerations.
