Ayala Land targets multinationals for Cavite’s Metro Nuvali CBD

CAVITE — Ayala Land Inc. launched its Metro Nuvali development, a new central business district in Cavite and neighboring provinces designed to attract multinational corporations and business process outsourcing companies south of Metro Manila.

The 200-hectare project, which broke ground Nov. 21, 2025, aims to become Calabarzon’s next major business hub, according to ALI President and Chief Executive Officer Anna Ma. Margarita B. Dy.

“It is built for this moment in the region’s growth, ready for a rising economy, a dynamic talent pool, and the demand for a new urban center outside Metro Manila,” Ms. Dy said at the launch.

The development spans the Nuvali estate, a 2,500-hectare property in Sta. Rosa, Cabuyao, and Calamba. ALI has been developing Nuvali since 2009 in partnership with the Yulo family, the landowner.

Christopher B. Maglanoc, senior vice-president and group head at Ayala Land Estates, said interest in the project remains strong.

“We’re seeing entrepreneurs, we’re seeing professionals coming in, and BPOs who continue to be interested. International schools are also interested,” Mr. Maglanoc told reporters. “They’re looking at opportunities to grow.”

The Calabarzon region, which includes Cavite, Laguna, Batangas, Rizal, and Quezon, saw its economy expand 5.56% in 2024, slightly below the national growth rate of 5.7%.

Metro Nuvali will be organized into three districts. The 100-hectare Lakeside District includes the rebranded Ayala Malls Nuvali, which will add 50,000 square meters of retail space by mid-year, with new retailers including APEX Performance, Beyond the Box, Converse, Skechers, and Chili’s.

The 40-hectare Central District will feature modern office towers, flexible workspaces, and a three-hectare Central Park. The 60-hectare Civic District will house the Santa Rosa Civic Complex, a convention center, church, hotel, command center, and a two-hectare satellite city hall.

The project is positioned along the Casile–Tagaytay Road, providing access to Cavite, Tagaytay, and Laguna. Connectivity is expected to improve once the Carmona–Biñan Link Road opens, connecting the South Luzon Expressway, Cavite–Laguna Expressway, and Cavite–Batangas Expressway.

ALI’s real estate portfolio includes the Makati Central Business District, Bonifacio Global City, Cebu Business Park, Alviera in Pampanga, and the upcoming Ascenda in Davao City.

Ayala Land shares gained 2.62% Monday, closing at P21.55.
