PH1 World Developers, Inc. (PH1WD), the real estate arm of Megawide Construction Corp., is investing 1 billion pesos in Southscapes Trece Martires, a new residential development in Cavite province, the company announced.
The five-hectare project, located in Barangay Lapidario, Trece Martires, will feature 343 modern, energy-efficient housing units, with completion and turnover scheduled for July 2026.
Units are priced between P3.2 million and P8 million pesos, targeting homebuyers seeking upgraded suburban living.
“Southscapes Trece is designed for discerning homebuyers ready to elevate their living experience,” PH1WD President Gigi G. Alcantara said in an emailed statement. “It offers a lifestyle upgrade, whether moving up from a starter home or seeking a vibrant community.”
The development includes three model unit types unveiled on Aug. 16: Alba, a 61-square-meter (sq.m.) two-bedroom, two-bathroom middle-unit townhouse; Salana, an 80-sq.m. three-bedroom, three-bathroom end-unit townhouse; and Elia, a 96-sq.m. single-attached unit with three bedrooms and three bathrooms. Units are available in standard-finish and dressed-up versions.
Southscapes Trece emphasizes sustainability, with features like SolarSave Energy Panels, expected to save residents up to P54,000 pesos annually, ResiShade Tinted Windows for over P2,500 pesos in yearly savings, and TropiCool Insulated Walls, projected to save more than P5,500 pesos per year. Combined, these features could yield annual savings of up to P80,000 pesos per household, PH1WD said.
The township will dedicate 45% of its area to green and open spaces, including amenities such as adult and children’s swimming pools, a multipurpose hall, a basketball court, and a playground. Solar-powered streetlights and a free electric shuttle service connecting to Trece Martires City Hall, the Cavite Provincial Capitol, and nearby commercial centers will enhance accessibility.
Strategically located, Southscapes Trece is accessible via the Cavite-Laguna Expressway (CALAX) Silang Exit, the South Luzon Expressway (SLEX) C-5 Toll Plaza, and the Parañaque Integrated Terminal Exchange (PITX), a major transport hub for Cavite-bound commuters. The project has a gross inventory value of P1.8 billion pesos.
